Sun and winter, every year
Santa Fe asphalt gets strong sun all year and a long freeze-thaw season, plus plows, sand and de-icers. The surface oxidizes and turns gray; cracks open and fill with water that freezes. Sealcoat plus crack sealing is the most cost-effective way to slow both.
Included
- Trimming, sweeping and blowing the surface clean
- Priming oil spots
- Hot-pour crack sealing
- Hand-cut borders at walls, walks and landscaping
- Two full coats of commercial sealer with sand
- Barricades and cure instructions
Scheduling
We sealcoat on warm, dry, calm days — usually late spring through early fall in Santa Fe — and avoid afternoons when monsoon storms are likely. Crack sealing on its own is best in early fall, before freezes.
Is it the right time?
Gray surface, loose stone, water soaking in, and new hairline cracks all mean yes. New asphalt should cure 6–12 months first. Broken areas need repair before sealing.
Questions we hear
How often should I sealcoat in Santa Fe?
About every 2–3 years.
Can I sealcoat in October?
Early October can work on warm days, but cold nights shorten the window. Crack sealing is a better fall job.
What does it cost?
Priced by square footage plus crack sealing. Call (505) 819-5086 with a rough size.
